Client Objective

The Brandywine Realty Trust's goal for The Brandywine,  part of Marriott Bonvoy’s Tribute Portfolio, was to pair timeless elegance with modern conveniences, reflecting a relaxed sophistication designed to provide leisure and business travelers with spaces that feel calm, welcoming, and comfortable.

Challenge

The property's close proximity to Villanova University meant that being open for 2026 graduation weekend was a must. This put the project of a fast track leading to a truncated timeline.

Turning an ambitious deadline into a shared commitment to get it done and done well.

Our Response

In an effort to maximize productivity without sacrificing quality, Arko followed these steps:

Increased crew capacity, prioritize critical-path areas, and maintain daily communication with the project team to quickly address material, access, or coordination issues.

Coordinated closely with the GC and other trades to identify areas that can be released early, allowing flooring installation to proceed in multiple zones simultaneously.

Deployed dedicated installation crews on nights and weekends, allowing work to continue beyond normal operating hours without waiting for the next phase to begin.

Results

Hotel was able to welcome guests on graduation weekend.

The GC and Development teams were pleased with our expeditious approach without resulting in extended punch lists.
